Gilroy is a city in Santa Clara County and located just to the South of the City of Morgan Hill and San Martin. If you continue south you’l find the town of Hollister and San Juan Bautista.

According to the United States Census Bureau, Gilroy has a total area of 16.1 square miles.  The city offers a magnitude of entertainment, shopping, dining, businesses and commercial hubs located just south of the “Silicon Valley”

What’s The Real Estate Market Like?
The Gilroy real estate market is a well established market.  There is new construction going as well as resale homes.  Gilroy is certainly one of the top real estate communities in the South Bay area.  There are many different neighborhoods to choose from, even though the City isn’t that large in respects to square mileage.  While there are a handful of homes worth $1,000,000+, the majority of homes in the City range between $375,000-$850,000.

Located right off of HWY101, and between the old Monterey Highway. In the old parts of Town you can find many homes that were built prior to 1940 but the majority of homes were built between the 50’s and the 1980’s.  The median price for homes are around $900,000.

 

The area of Gilroy located to the west of the old “101” highway, also known as Monterey, and South of 10th St.  In this part of Town you can find many homes that were built prior to 1940 but the majority of homes were built between the 50’s and the 1970’s.  The median price for homes in this part of town is around $720,000.

Eagle Ridge Community of Gilroy

Another part of Gilroy is the gated community of Eagle Ridge, located off of Santa Teresa Blvd. The homes in Eagle Ridge are surrounded by the foot hills and the Eagle Ridge golf course.  The majority of homes were built after 2000.  The median housing price is also a bit higher in this part, coming in at around $1,150,000.

The City of Gilroy real estate market is one that is in high demand, year after year.  There are generally low inventories in and around the surrounding areas which means that houses normally do not stay available when they are listed.  The current market absorption rate normally ranges between 1.5-3.5 months of inventory, which is considerably less than the average market absorption rate in Bay Area.
